Our construction teams are well versed in Retail Construction for large outdoor Shopping Mall settings. This type of Construction requires knowledge of the Landlord Leasing of Retail Tenants and the coordination of the work between the tenant and landlord. With this type of construction, you must be versed in the Tenant’s Program for Owner Furnished Contractor Installed (OFCI) items, as well as splitting building utilities and metering.
Select was awarded this project through a competitive RFP process with the Southlands Mall landlord and management. Our team successfully renovated 32 buildings in eight months and worked with landlord insurance adjusters to approve work in place for payments. The project consisted of 800,00sf of re-roof, 32 storefront renovations, and full lighting upgrades to parking lots, pedestrian walkways, and building facades. The project required close coordination with more than 100 tenants to minimize impacts and keep the public customers safe. Our team provided safety solutions that allowed the mall operations to continue without impact on their operations.
Select completed this project for Southlands Mall landlord and management. Our teams worked with the regional Five Below project manager to collaborate the landlord’s scope of work with the tenant’s scope of work. Our contract included both landlord and tenant scopes of work including demolition, saw cutting, slab removal and place back, interior finishes, new HVAC rooftop units, upgraded electrical service, splitting of gas service, and fire/life safety systems. This store was one of four that opened at the same time and was given accolades for meeting their Grand Opening target date.
Select completed this Southlands Mall landlord and management project. Our teams worked with landlord architects to assist in planning for a 10,000sf Ulta store to be converted into three separate lease spaces. The scope of work included demolition, saw cutting, slab removal and place back, storefront replacement, exterior enclosure work, building entry canopies/awnings, interior finishes, new HVAC rooftop units, upgraded electrical service, splitting of gas service, and fire/life safety systems. Four teams successfully completed this project in time for the tenant’s contractors to complete their interior build-out.
This project included extreme budget management with the owner and their bank to ensure they met the requirements of their bank loan. The scope of work included demolition, saw cutting, slab removal and place back, ADA restroom upgrades, interior finishes, and coordination of owner-contracted national millwork vendor. Our teams assisted in off-loading the millworker’s interior FF&E and sequenced the staging of materials to allow the contractor to focus on their installation. The store was successfully opened and maintains its location on Main Street in Southlands today.
